Challenge

Three apartment buildings in Bochum, built in 1965, faced the typical problems of their age group: high energy losses, outdated building structures, and the urgent need for comprehensive modernisation to meet current and future requirements.

A common scenario for many residential neighbourhoods.

The goal was to not only radically improve the energy balance and achieve the KfW 55 EE standard through serial renovation, but also to secure the living comfort and attractiveness of the 18 residential units for the future in a climate-neutral and socially acceptable manner.

Solution

The focus was on a comprehensive, serial renovation.

The facades were upgraded for energy efficiency using industrially prefabricated modules with highly insulating Douglas fir cladding. The roof was fitted with new elements, almost entirely covered with photovoltaic modules for self-generated electricity.

Heating and hot water are provided by a central air-source heat pump, powered by a combination of the building’s own solar power and external green electricity. Apartment-by-apartment ventilation with heat recovery ensures fresh air and minimises heat loss.

Furthermore, living comfort and accessibility were significantly improved through new balconies, barrier-free access routes, modernised stairwells, and energy-efficient entrances. The entire building envelope was thus upgraded to the KfW 55 EE standard. 

Result

Climate-neutral and socially acceptable building operation according to the KfW 55 EE standard, which noticeably reduces energy costs for residents.

The comprehensive modernisation not only created a sustainable and future-proof living environment but also significantly increased the living comfort and attractiveness of the buildings.

This project, completed in 2023 on Wichernstrasse, impressively demonstrates how serial renovation enables CO-neutral living for everyone and creates real added value for tenants, owners, and the climate.
