Challenge

Balancing green investments with favourable financial returns is a significant challenge. Many sustainable projects face difficulty in achieving both environmental impact and stable, long-term returns. Investors are often forced to choose between supporting climate-friendly initiatives or focusing on financial performance, making it hard to find opportunities that meet both goals effectively. 

Solution

PFA has found a way to address this challenge through strategic investments in sustainably managed forests. These forests not only absorb and store significant amounts of CO2 but also supply sustainable materials for long-term applications, such as buildings and furniture.

By ensuring the timber is used, where it replaces carbon-intensive materials like concrete and steel, PFA maximises the environmental benefits while supporting innovation in sustainable building practices.

The forests are managed under FSI certification standards, ensuring responsible forestry and alignment with global sustainability goals. 

Result

PFA has made forestry investments by acquiring two new forest properties in Alabama and Arkansas, USA, bringing its total managed forest area to approximately 28,000 hectares.

Through these investments, PFA achieves both financial and environmental objectives. The forests are expected to deliver stable annual returns of 5-7%, providing long-term value for pension customers.

While the annual CO2 removal is estimated at 200,000 tonnes starting in 2025, the initiative also includes biodiversity and conservation efforts of 5,000 hectares. This approach demonstrates that it is possible to combine sustainability with profitability, setting a benchmark for green investments.
